Self Build With Outline Planning Permission

An agreement in principle from your local planning department is known as Outline planning permission (OPP). The agreement in principle states that either a dwelling (or multiple dwellings) can be built on the plot of land. Usually being valid for three years, OPP must be renewed once lapsed. OPP must meet the following criteria to be eligible for a land mortgage, however full planning permission is preferred:

  • Overall layout of the proposed dwelling(s)
  • Appearance of the dwelling(s)
  • Upper and lower limits for the height, width and length of the dwelling(s)
  • Site access details
  • Landscaping proposals
